Our criteria, plainly.

The building

  • Roughly 30,000 to 200,000 square feet
  • Single story, industrial or commercial use
  • Multiple doors, bays or docks — anything easy to wall off
  • Three-phase power, gas heat, municipal water and sewer
  • Vacant, partly vacant or underused is fine

The location

  • Towns of about 1,000 to 10,000 people
  • Within five miles of a real highway interchange
  • A working manufacturing base in the area
  • Industrial or commercial zoning already in place
  • Northeast Indiana first — but tell us anyway

Deferred maintenance, a tired roof, an old environmental file, or a building nobody has been inside in years does not disqualify a property. We would rather see it as it actually is.

How it works

One visit, at your convenience. You do not need to clean anything up, move anything out, or fix anything first.

Another way

You don't have to sell it to get it filled.

Selling outright is the simplest version of this. It is not the only one. If the building has been in the family for thirty years, or you would rather have the income than a cheque, we will partner with you instead — you bring the building, we bring the conversion plan, the capital to do the work, the leases, and the management afterward.

Stay in as an owner and take the cash flow. Keep a smaller piece and less exposure. Use the partnership to work your way out over a few years rather than all at once. Or hand it over and walk away clean — that is fine too, and it is the fastest.

Seller financing. A lease-back on the corner you still use. A staged buy-out. A joint venture on one wing. If it can be written down, we will look at it.

What happens next

We are not land bankers and we are not scrapping it. Everything we buy gets converted into small shops, garages, workshops and storage units and leased to local trades — which is generally what an owner who spent thirty years in a building would rather see happen to it.
