Who rents here

People who need a real shop and cannot justify a whole building.

Welders, mechanics, machinists, fabricators, contractors, restorers, landscapers, a ministry, an automotive shop, a computer repair outfit, and a lot of people who just need somewhere better than a barn to keep a trailer or a project car.

Most started small here. Somebody takes an 800 square foot bay, the work grows, and a year later they move up to a bigger zone in the same building without changing addresses or buying a building of their own. That ladder is the point.

You do not need a company, a business plan or a commercial credit history. You need to be able to pay rent and not wreck the place.

What you get

One bill. Everything is in it.

The rent is the number. There is no separate utility bill, no common area maintenance charge at the end of the year, and no surprise pass-through.

01

Heat, power and water

Gas heat, three-phase power available in the shop zones, and water — all included in the monthly rent. Nothing to put in your name, nothing to turn on before you move in.

02

Internet and trash

Hard-wired internet throughout the building and trash service, both included. Bring a laptop and a router if you want your own network in your unit.

03

Loading docks

Shared docks anyone in the building can use. Take a semi delivery without owning a dock or renting a forklift for the afternoon.

04

A forklift you don't own

There is a forklift on site for everybody's use. That alone is several thousand dollars a small operator does not have to spend.

05

Restrooms and commons

Community restrooms, wide aisles for moving material, and a cleaning crew that keeps the shared areas in order.

06

Plowed, lit and paved

Snow gets moved, the lot is paved and lit, and there is room to park trucks and trailers outside your door.

Sizes & rent

What things actually cost.

These are real rents from the building, not asking prices. What is open changes constantly — call and ask what is free right now.

The lease

One page of terms and a tenant guide.

We are not going to hand you a forty-page commercial lease written for a corporate tenant. You should be able to read the whole thing before you sign it.

  • Twelve months, then month-to-month. Stay a year, then stay as long as you like on the same terms. No automatic multi-year renewal you forgot about.
  • Gross rent. One number, every month, everything included. No CAM reconciliation, no year-end true-up, no separate utility invoices.
  • Pay online. ACH or card through a tenant portal. Set it and forget it, or pay it manually each month.
  • A code, not a key. Your own keypad code, active the day you move in. Get in at two in the morning on a Sunday if that is when you work.
  • Photographed at move-in. Every unit is documented before you take it, so nobody argues about condition when you leave.
  • Modest deposit. Typically one month. No commercial guarantee, no personal financials, no lawyer required.

How it works

Four steps and you have a key code.

Call or email

Tell us roughly what you need — square footage, whether you have to drive something inside, whether you need an office or three-phase power. We will tell you what is open and what it costs. If nothing fits, we will say so.

Come see it

We walk the building with you — your unit, the docks, the restrooms, the forklift, where you would park. It takes about twenty minutes and it is the fastest way to know whether this works for you.

Apply online

A short rental application. Basic information and a background check. Most decisions come back within a day or two.

Sign and move in

Sign electronically, pay the first month and deposit through the portal, and get your keypad code. People are usually working in the space the same week.

Straight answers

Questions we get every week.

Can I run a business out of it?

Yes — most tenants do. The building is zoned industrial and set up for exactly that. If you need a specific occupancy or a permit for your trade, tell us early and we will work through it with you.

Can I weld and paint in there?

Welding and fabrication, yes — several tenants do it daily. Spray and chemical work depends on the unit and its ventilation. Ask before you assume.

Can I get a vehicle inside?

Most shop zones have their own overhead door. Tell us what you need to drive in and we will point you at a unit that takes it.

Is there three-phase power?

The building has heavy three-phase service. What is run to a given unit varies — if you have a machine with real power requirements, bring the nameplate data.

Can I move up later?

Yes, and people do it all the time. Start in a small bay and take a bigger zone when one opens. You keep the same address, the same bill and the same code.

What if I only need storage?

Then rent a locker or a parking space for $30 to $65 a month. Same access, same building, no minimum term beyond the first year.

Tell us what you need and we'll tell you what's open.

Openings come and go without much notice — the fastest way to find out is to call. If nothing fits today we will keep your number and let you know when something does.
